Most of our work is turning empty properties around against a deadline. The same trades, the same materials and the same attention go into a private kitchen or bathroom.
We work from your job sheet, to your re-let standard, and hand back a property your tenant can move straight into. Currently contracted to Lint Group for void refurbishment across East London.
Kitchens, bathrooms and full redecoration, quoted in writing with a fixed programme and a clean site at the end of every day.
Written the way it appears on the job sheet, because that is how the work is actually instructed, priced and signed off.
Full turnaround of empty properties. Clearance of rubbish and furniture with disposal at licensed facilities, redecoration throughout, deep clean to re-let standard, lock changes and ironmongery, and health and safety checks completed and recorded before handover.
Strip-out through to completion. Units, worktops, sink and appliances supplied and installed, wall tiling and flooring renewed, electrical works carried out by registered electricians with certification issued, and all making good and decoration completed before handover.
Replacement suites, bath and shower installation, wall and floor tiling, resealing around baths, basins and worktops, extract and ventilation, and repairs to existing sanitaryware where replacement is not yet required.
Preparation, filling and making good to walls, ceilings and woodwork, plastering and patch repairs, carpentry to doors, frames and fitted cupboards, replacement ironmongery, and reactive maintenance between tenancies.
Agents do not want a contractor they have to chase. The sequence below is what happens from the moment an instruction arrives to the moment the invoice is raised.

Public and products liability to £1,000,000 each claim, and professional indemnity to £250,000, underwritten by Markel International Insurance Company Limited. Certificate of insurance available on request.
Completed and recorded on site before works commence, on every property.
Carried out by registered electricians. Testing completed and certification issued on completion.
Appliance connections carried out by Gas Safe registered engineers only.
Survey requested before strip-out. Works stop and the client is notified if asbestos-containing materials are encountered.
All waste removed from site and disposed of at licensed facilities.
